The Associate Vice President (AVP) of Real Estate is responsible for driving the strategic execution of real estate initiatives across a multi-region North American fleet, while maintaining direct responsibility for an assigned region. This role plays a critical part in advancing Bath & Body Works’ real estate strategy, with a strong emphasis on accelerating non-mall growth and optimizing the existing fleet through strategic repositioning and other capital investments. The AVP partners closely with Real Estate Leadership to shape real estate strategies to ensure decisions align with long-term brand growth plans and enterprise capital deployment strategies. Through direct oversight of Directors and Managers, the AVP drives the consistent execution of financially and operationally compelling transactions across the fleet. Success in this role requires extensive industry expertise, excellent relationships with developers and retailers, strong leadership, and a demonstrated ability to deliver results in a complex and dynamic environment.

Responsibilities

  • Understands and leads implementation of real estate strategies driving timely execution of tactical plans across a large multi-region North American fleet.
  • Provide day-to-day leadership and strategic oversight to Directors and Managers to ensure flawless execution of tactical plan and capital deployment strategy.
  • Strong market knowledge with complete familiarization of fleet positioning in multiple regions.
  • Develop and maintain strong relationships with developers and industry peers to deliver best-in-class deal terms and execution.
  • Conduct/lead site selection and deal negotiations for optimal brand positioning, in accordance with tactical plans.
  • Balance execution of capital and non-capital transactions, ensuring agility in capital spending and alignment with growth priorities.
  • Partner in the organizing/conducting of developer portfolio reviews to enable execution of tactical plan and capital deployment strategy.
  • Collaborate with Store Design, Construction, Finance, Research, Legal, and cross-functional partners to resolve issues that impact timing, scope, and return on investment.

Qualifications

  • 10+ years of retail real estate experience with multi-region or national scope
  • 5+ years of management experience
  • Possess extensive knowledge of multiple real estate markets.
  • Maintain extensive industry contacts and relationships with retail developers and retailers.
  • Excellent communication, negotiation, and presentation skills
  • Strategic problem solver with strong financial acumen and analytical skills
  • Proven leadership capability

Education

  • Bachelor’s degree in finance, business/marketing or related field.
  • Master’s degree in related field or J.D., preferred.
